From 17 December 2015 different controls over alterations to dwellings in Cullompton conservation area come into force (Article 4 (1) Direction with immediate effect). Whilst most properties will still need planning permission for demolition or alteration of chimneys and for putting roof lights in front roof slopes, only small groups of properties will need to have planning permission for the demolition of boundary walls of any height, for construction of porches or for the replacement of front doors and windows. Where additional controls apply the necessary planning application will not require a fee.

 

Copies of the maps and schedules showing the areas and properties affected by the various changes are shown below.

The revised controls come into force immediately. Any written representations made to the local planning authority by 15 January 2016 will be taken into account before the authority decides if the Direction should be confirmed.

The previous controls affecting all dwelling houses in the Cullompton conservation area (Article 4 (2) Direction) have been cancelled from 17 December 2015.

 

Additional controls proposed for solar and photovoltaic panels to front roof slopes

 

In addition to the revised controls Mid Devon District Council proposes to control the installation of solar and photovoltaic panels to roof slopes facing, any highway including a footpath, waterway or open space in respect of most dwellings in Cullompton conservation area (Article 4 (1) Direction without immediate effect). If the controls are brought in to force then planning permission will be required for this type of work on affected dwellings. A map showing the area proposed to be covered together with a schedule of affected properties is shown below. Written representations concerning this additional control are invited by 15 January 2016. Subject to the comments received the new control will come into force on 25 February 2016.

 

Design guides

 

Mid Devon District Council has produced two design guides, one on windows and doors, the other on roofs and chimneys. These guides provide advice to help homeowners to put forward appropriate proposals where alterations to the property need to get approval and also to other homeowners thinking of making changes particularly in a conservation area or to an older property.
