Please note our new fee schedule from 01 February 2025

We will be applying the updated fees and charges to all new pre-application and other relevant service requests received on or after the 1st February 2025. The main changes contained within this revised document include:

  • An overall uplift of 3.7% to cover staffing costs.
  • Clarification of discretionary service costs for history research
  • The introduction of fees for Planning Performance Agreements, and
  • Monitoring fees for S.106’s that are not already the subject of fixed monitoring fees.       

Pre-application advice and Other Discretionary Planning Fees 01.02.2025

Pre-application advice

We welcome and encourage discussions at an early stage before you make your planning application. There is a cost for this service.

Spending time and effort in preparing your proposal is more likely to result in a good-quality and acceptable development and also helps us process your application more quickly.

Experience has shown that pre-application advice can save time, costs and frustration and optimise the potential of a site.

To apply for Householder pre-application advice, please complete:

Other discretionary planning fees (1st February 2025)

Validation of applications that are incorrect the second time around.

If your application is invalid for a second time a further fee of £50.00 + VAT will be charged (£60 Inc VAT).

Printing of scanned applications.

Requests for printing an application will be charged on a sheet-by-sheet basis at 50p per sheet + VAT (assumed A4), (60 pence per sheet Inc VAT).

Retrievals of planning records (history search).

Retrievals of planning records (history search where application reference number not provided) will be charged at £166 + VAT (£199 Inc VAT). You will need to provide a Site Location Plan to a recognised scale, showing the direction of north and the surrounding area.  

Retrievals of planning history and confirmation of conditions restricting the use, occupation or permitted development rights.

Retrieval of planning history and confirm whether there are conditions restricting the use, occupation or permitted development rights will be charged at £290.00 + VAT (£348 Inc VAT). You will need to provide a Site Location Plan to a recognised scale, showing the direction of north and the surrounding area.

If trees benefit from TPO / Conservation Area protection (tree search).

To confirm whether trees benefit from TPO / Conservation Area protection, where the public do not use the web based search option will be charged at £166.00 + VAT (£199 Inc VAT). You will need to provide a Site Location Plan to a recognised scale, showing the direction of north and the surrounding area.

The introduction of an 20% uplift charge for administration work.

This is a fee we will charge an applicant when applying for planning permission which required further administration work than that normally required as part of the process. An example of this would be when the LPA are required to seek an Independent Viability Assessor to assess a viability assessment submitted by the applicant.
